Description

The Maintenance Director at an assisted living facility is responsible for overseeing and managing all aspects of the facility's maintenance operations to ensure a safe, comfortable, and functional environment for residents and staff. This role includes developing and implementing maintenance schedules, supervising maintenance staff, conducting inspections, and coordinating repairs and preventative maintenance tasks. The Maintenance Director also ensures compliance with regulatory standards, manages budgets, and collaborates with other departments to address facility needs. This position requires expertise in various maintenance areas, such as HVAC, plumbing, electrical systems, and building safety protocols, along with strong leadership and organizational skills.

Responsibilities

• Oversee and manage the maintenance operations of the assisted living facility, ensuring a safe, clean, and efficient environment for residents and staff.

• Develop and implement preventive maintenance programs to prolong the lifespan of facility equipment and systems.

• Coordinate and supervise maintenance staff, including training, scheduling, and performance evaluations.

• Ensure compliance with all local, state, and federal regulations, including safety and health codes.

• Manage relationships with external contractors and service providers, negotiating contracts and monitoring performance.

• Maintain accurate records of all maintenance activities, including repairs, inspections, and service schedules.

• Develop and manage the maintenance budget, ensuring cost-effective operations without compromising quality or safety.

• Respond promptly to emergency maintenance requests and coordinate necessary repairs to minimize disruption to residents and operations.

• Perform regular inspections of the facility to identify potential safety hazards, equipment failures, and necessary repairs.

• Collaborate with other departments to support overall facility operations and enhance resident satisfaction.

• Oversee inventory management, ensuring sufficient supplies and materials are available for routine and emergency maintenance tasks.

• Implement and enforce policies and procedures related to facility maintenance and safety.

• Participate in the planning and execution of capital improvement projects, ensuring timely and within-budget completion.

• Provide technical expertise and guidance on complex maintenance issues, troubleshooting problems and recommending effective solutions.
